    YOUR OWN PRIVATE DEDICATED RISK ASSESSMENT REGISTER

    We are now able to offer free online training for housing association staff to enable them to complete Legionella Risk Assessments on LRA Register.

    We can also provide a dedicated private register which is only viewable by your authorised staff. You can record, lodge, recover and edit all of your legionella risk assessments at any time. Your register keeps all assessments in date order and is fully searchable by property postcode.

    Inclusion Housing currently manage 1300 units with an expansion growth forecast to achieve 4000 over the next 4 years. As part of our review in managing Legionella Risk Assessments we considered two options, 1 - Outsource the service, 2 Undertake Risk Assessments in-house.

    Outsourcing the service would clearly result in substantial costs and there would have been a need to manage and administer a contract and contractor.

    Consideration was given to completing assessments in-house, however this was also expected to incur training costs and time.

    Towards the end of 2016 we were contacted by Martin Baker who introduced the service provided by LRA Register, in brief this included training and qualification and a portal to input, store and retrieve Legionella Risk Assessments.

    Training and qualification is online and cost around £160 per person after which Assessments could be registered for the fee of £8.00 each.

    Following discussion with Martin, he agreed to waive the course fee and reduce the assessment registration fee to £6.00. Subsequently all of our Managing Agents (Housing Officers) and technical staff have completed the course.

    Course notes were concise and easily understood and Martin was at hand to provide support and advice.

    All staff now complete assessments as part of their visits and it is expected that all our properties will have a Risk Assessment in place by Feb/March. Any new development is completed at time of handover.

    Martin is easily accessible and extremely helpful providing advice where uncertainties occur

    We have not only found the process easy but have clearly made VFM saving in completing assessments in-house furthermore Martin Baker and LRA Register have been helpful and supportive throughout, they have also developed the system to create a dedicated portal access and include our company logo on certificates.

    I would recommend anyone reviewing how they manage Legionella Risk, consider the in-house approach we have taken as it has been a successful project delivering VFM with assurance for the organization.
